Completed Piling Project in Lusail Qatar

We are pleased to announce the successful completion of one of our most significant projects to date — a major deep foundation piling contract at a new mixed-use residential development in Lusail City, Qatar. The project was completed on schedule and within budget, with zero safety incidents and full client satisfaction.

Project Overview

The Lusail project involved the design and installation of deep foundation piles for a multi-storey residential and retail complex. The development, located in one of Qatar's fastest-growing urban districts, required a robust foundation solution to safely transfer the structural loads from a 20-storey tower through variable ground conditions to competent bearing rock below.

Key project statistics:

  • Total piles installed: 218 bored cast-in-place piles
  • Pile diameters: 800mm and 1,000mm
  • Pile depths: 18–34 metres
  • Programme: 11 weeks from mobilisation to completion
  • Equipment deployed: 3 Bauer BG piling rigs, 2 support cranes

Ground Conditions and Challenges

The Lusail site presented a typical coastal Qatar soil profile — soft marine deposits and loose fill in the upper layers, transitioning to calcareous sandstone and limestone at depth. The upper soils offered poor bearing capacity, making deep piles essential to reach the competent strata below.

The site also bordered an existing road and utility corridor, which required careful management of ground movement during piling operations. Vibration monitoring was conducted throughout to protect the adjacent infrastructure.

Technical Solution

Our engineering team designed a bored cast-in-place pile solution using rotary drilling equipment. The process involved:

  1. Setting up temporary steel casing in the upper weak soils to prevent borehole collapse during drilling
  2. Advancing the borehole through the calcareous rock to the specified founding level
  3. Lowering the reinforcement cage and tremie pipe
  4. Concreting by tremie method to ensure a high-quality, void-free pile shaft
  5. Integrity testing on 10% of piles using cross-hole sonic logging (CSL)

All 218 piles were tested for integrity. Results confirmed that 100% of tested piles met the specified quality criteria — an outstanding outcome on a project of this size.
